Valuation One, Inc. is an appraisal management company as defined in the Home Valuation Code of Conduct and provides the required “firewall” between the appraiser and the originator of mortgage loans as required by the HVCC.

All appraisals performed through Valuation One, Inc are certified to be HVCC compliant.

Valuation One, Inc. will receive the order, place it with the appropriate appraiser, collect the appraisal fee, and pay the appraiser.

FNMA and FHLMC have recently expressed concerns about AMCs sending appraiser far away from their home base to area outside of the appraiser’s area of geographic competence to perform appraisals.

Valuation One, Inc. has been concerned with the geographic competence issue of USPAP and places appraisal orders only with appraisers experienced in the market of the subject property and within 25 miles of their home and/or office.

Our goal is to provide quality appraisals performed by local, experienced appraisers who are familiar with the market of the subject property and as well as property type. Our staff appraisers will perform technical reviews of the appraisals.

In order to retain the most experienced and competent appraisers on our panel we offer to the appraiser what is deemed to be customary fees. Because of our generous fee split Valuation One, Inc. has no sales department that would absorb much of the appraiser’s fees.

We have a pool of independent appraisers in every county to give you rapid professional service. As appraisers, we know that a USPAP compliant appraisal cannot be completed in 24 hours. We do expect our appraisers to deliver a completed appraisal to the lender with 7 calendar days after receiving the order. If delays are required we will keep the lender apprised of the length of the delay and the reason.

The Home Valuation Code of Conduct (the Code) is the result of a joint agreement between Freddie Mac, the Federal Housing Finance Agency (FHFA), and the New York State Attorney General to enhance the independence and accuracy of the appraisal process, and provide added protections for the homebuyers, mortgage investors and the housing market.

The Code specifically prohibits lenders from accepting appraisal reports completed by an appraiser selected, retained or compensated in any manner by mortgage brokers and real estate agents. Please refer to Section III.A. of the Code for further information regarding who is authorized to select and retain appraisers.

Lenders may use appraisal management companies to obtain appraisals as long as they comply with the requirements of Section IV.C of the Code.
